Real Estate Market Activity Continues in the Housing and Land Sectors
- 2025-05-09

The real estate market in İzmir, particularly in the northern districts like Menemen, remained vibrant this week. Since the end of April, price increases, the launch of new projects, and strong investor interest have contributed to significant developments in the region. Data collected from the field during the week of May 3–9 indicates a continued upward trend in the real estate sector.
📈 Notable Increase in Sale Prices of Housing and Land
In Menemen, Ulukent, Asarlık, and Emiralem, the price per square meter for residential properties rose by 3% to 6%. Especially in zoned lands, prices have climbed rapidly. The growing demand for land is mainly driven by new zoning plans, transportation projects, and investments from major construction firms.
🏗️ New Projects Announced and High Demand
This week, two new housing projects were officially announced in Menemen. With mostly 2-bedroom and 3-bedroom units, the projects are seeing high levels of pre-sale interest. Developers report that the expected delivery time is limited to 18 months, and prices have increased by approximately 12% compared to pre-launch values. Investors view these projects as early-stage opportunities for profit.
🏘️ What’s the Situation with Rental Properties?
The rental market is more stable. In central Menemen, rental prices have remained flat, while areas near universities have seen slight increases due to higher demand. In Ulukent and around Atatürk Neighborhood, rents for 1+1 and 2+1 apartments have increased by an average of 2%.
🧭 Investor’s Note: Which Areas to Watch?
This week’s most notable investment areas are Asarlık, Ayvacık, and Emiralem. These regions, still relatively affordable and open to development, offer attractive land opportunities. Particularly, parcels with potential to be rezoned from agricultural to residential use have caught the eye of investors.
As in other parts of İzmir, the real estate market in Menemen remains active. Public investments, zoning changes, and upcoming project announcements will continue to shape the market in the coming weeks.
